Hyatt’s Andaz brand to debut in Portugal

🏨 Hyatt will open Andaz Lisbon in late 2025, debuting the brand in Portugal, located on Rua do Comércio near Rua Augusta Arch and Praça do Comércio. The hotel will feature 170 rooms and suites (22 to 99 sq. meters) with views of São Jorge Castle and the Tagus River. Highlights include a rooftop restaurant serving modern Lusitanian cuisine, a lounge with Portuguese street food, and artworks by local and international artists. Cajetan Araujo, with over 20 years in luxury hospitality, leads the project.

Dublin’s The Shelbourne announces room renovations

📰 The Shelbourne Hotel in Dublin will undergo a €50 million refurbishment starting October, a year after its 200th anniversary. Owned by Archer Hotel Capital B.V. since 2024, the project will last a year, redesigning 226 rooms. Spearheaded by Bryan O’Sullivan Studio, the renovation aims to preserve the hotel's historic charm while adding modern touches inspired by Irish culture. The hotel, a Dublin landmark near St Stephen’s Green, will blend classic luxury with contemporary elements.

IHG reaches one million open rooms globally, but U.S. softness drags down H1 RevPAR

🏨 IHG Hotels & Resorts reached a milestone of one million open rooms in the first half of 2025. Global RevPAR grew 1.8%, with the U.S. seeing a 1.2% increase. The Americas' RevPAR was up 1.4%, while EMEAA saw 4.1% growth. Greater China experienced a 3.2% decline. IHG opened a record number of rooms and celebrated its 50th anniversary in Greater China. The development pipeline includes over 2,200 hotels, with IHG One Rewards surpassing 145 million members.

Republic and Capstone pick up Smyth Tribeca in New York

🏨 Republic Investment Company and Capstone Equities acquired the 100-key Smyth Tribeca in New York, with Rebel Hotel Company managing operations. They plan enhancements in 2026 after $10M in prior investments from 2018-2023. Smyth Tribeca has 88 guestrooms, 12 suites, two dining venues, and 7,000 sq ft of event space. It offers access to 17 subway lines and local landmarks. This marks Republic’s seventh New York hotel acquisition since its 1983 founding.

Rosewood entering Dubai with launch of hotel and residences

🏖 Rosewood Hotels & Resorts is set to open Rosewood Dubai and Rosewood Residences Dubai in 2029, located in Peninsula Dubai, a prestigious waterfront district. The project will feature a 195-key hotel, eight garden villas, and 63 branded residences, covering 640,104 square feet. Amenities include a private beach, beach club, four dining venues, and a wellness center. Developed with H&H and owned by Bright Start, it aims to redefine luxury and provide transformative experiences.

Accor adds to Peppers brand in Australia

🏨 Accor has transformed the Grand Mercure The Vintage into Peppers Hunter Valley in Australia after a multimillion-dollar renovation. The brand, part of Accor's PM&E division, operates 27 hotels with 4,749 rooms across Australia, New Zealand, and Indonesia. The property features upgraded villas and a new reception area. Owned by Stevens Group and Accor Vacation Club, Peppers is reopening in its original location. A Mediterranean restaurant, Mezze, will soon complement the hotel’s offerings.

Nobu launches in Egypt with OGAMI project

🍴 Nobu has opened its first Egyptian restaurant at OGAMI on the North Coast, marking its entry into the country. SODIC plans to expand with Nobu hotels, restaurants, and residences at The Estates and Eastown District New Cairo. Designed by Rockwell Group, the restaurant reflects Nobu's Kokoro philosophy. OGAMI, spanning 440 acres, was named “Master Plan of the Year” at the 2025 Architecture Leaders Awards. Future developments include Nobu Residences and Hotel at OGAMI.

Oyo expects 300 new hotels in the U.S. by end of year

🏨 Oyo has expanded its U.S. portfolio by adding over 150 hotels in the first half of 2025, with plans to double that by year-end. New properties span seven states, including a 400-room Palette Sunset Waves Resort in Myrtle Beach, SC, and a 130-room Capital O Kings Inn in Memphis, TN. Oyo focuses on the Sun Belt and Great Lakes regions, enhancing its technology and loyalty programs, and completed its G6 Hospitality acquisition for $525M last December.

Dusit to open dusitD2 resort in Al Ahsa, Saudi Arabia

🏨 Dusit International, in partnership with Al Ghadeer Group, will open dusitD2 Al Ahsa, an upper-upscale resort, in 2027. Located in Al Ahsa Oasis, Saudi Arabia, the resort will feature 120 suites with private terraces and plunge pools. Facilities include a wellness center, ballroom, and dining options. Situated near Al Qarah Mountain and Juatha Park, it's 30 minutes from Al Ahsa International Airport. This marks Dusit's second hotel in Saudi Arabia.

In Westin Cincinnati buy, Portman pivots to acquisitions

🏨 Portman acquired the Westin Cincinnati, a 456-room hotel in downtown Cincinnati. Situated on Fountain Square, it offers 30,000 sq. ft. of meeting space and amenities including a restaurant, bar, and fitness studio. This is Portman’s first hotel purchase, marking the start of its value-add hospitality strategy. The firm is also the master developer for the city’s $828 million Convention District redevelopment. Portman’s portfolio now includes seven hotels across five markets, managing over $1 billion in assets.
