Hyatt Enters Agreement to Acquire Playa Hotels & Resorts N.V.

🏖️ Hyatt Hotels Corporation is set to acquire Playa Hotels & Resorts N.V. for approximately $2.6 billion, including $900 million of debt. Playa, with resorts in Mexico, the Dominican Republic, and Jamaica, is 9.4% owned by Hyatt. The deal includes securing long-term management for Hyatt Ziva and Hyatt Zilara brands and expands distribution through ALG Vacations and Unlimited Vacation Club. Hyatt plans to sell Playa's properties, expecting to raise $2.0 billion by 2027 and project 90% asset-light earnings. The acquisition, funded by new debt, is anticipated to close later this year, with over 80% of the debt to be paid off through asset sales. Advisors include BDT & MSD Partners, Berkadia, BofA Securities, J.P. Morgan, Wells Fargo, and Latham & Watkins LLP.

CoStar: New York City and Nashville to Open Most Hotel Rooms in 2025

🏨 New York City and Nashville lead U.S. hotel room openings for 2025 with 5,719 and 2,849 rooms respectively. Other top markets include San Diego (2,818 rooms), Dallas (2,749 rooms), and Phoenix (2,483 rooms). In 2023 and 2024, NYC reported the highest occupancy levels among U.S. markets. U.S. hotel openings for 2024 reached 721 hotels with 73,682 rooms, while 2025 projections indicate 953 hotels opening with 108,366 rooms, and 2026 is expected to see 1,865 hotels with 198,319 rooms. The U.S. will open nearly 34,000 upper midscale rooms in 2025, a segment leading current construction counts.

Gaylord Rockies Phase Two Renovation Focuses on Dining Outlets

Sandpiper Acquires Extended Stay America Premier Suites in Bradenton, Florida

The Bradenton area has experienced a 23.7% population growth over the last decade. Sandpiper Hospitality will manage the hotel and owns 39 properties across 12 states.

CoStar: U.S. Hotel Industry Reports Positive Yearly Comparisons

🔔 In Washington, U.S. hotel industry data through Feb 1, 2025, shows occupancy at 56.5% (up 2.3%), ADR at $150.25 (up 1.8%), and RevPAR at $84.90 (up 4.1%). Minneapolis led with a 13.6% increase in occupancy to 47.4% and a 16.7% rise in RevPAR to $56.67. Orlando had the highest ADR increase of 7.4% to $224.62. Las Vegas and New Orleans saw RevPAR declines of 15.0% to $137.63 and 6.2% to $98.23, respectively.

Hilton Reports Q4 and Full-Year 2024 Results

🏨 Hilton Worldwide Holdings Inc. reported Q4 and full-year 2024 results from McLean, Virginia. Q4 diluted EPS at $2.06, full-year at $6.14; adjusted EPS Q4 at $1.76, full-year at $7.12. Q4 net income was $505 million, full-year $1,539 million. Adjusted EBITDA reached $858 million for Q4, $3,429 million full-year. System-wide comparable RevPAR rose 3.5% in Q4 and 2.7% for the full year. Approved 34,200 new rooms in Q4, with a development pipeline of 498,600 rooms by year-end. Added 22,600 rooms in Q4, with 98,400 room openings in 2024, resulting in a 7.3% net growth. Repurchased 3.1 million shares in Q4, $781 million returned in dividends and repurchases for the quarter, $3.0 billion for the year. Projected 2025: 2-3% RevPAR increase, $1,829-$1,858 million net income, $3,700-$3,740 million Adjusted EBITDA, and approximately $3.3 billion capital return, with 6-7% net unit growth.

Enseo Promotes Brian Gurley as CEO
