Oberland and RealVantage purchase the 61-room Heathcote Hotel in Manchester. Barons Eden acquires Orsett Hall in Essex with plans for a spa resort. Caledonian Leisure buys the 106-room Broadway Park Hotel, completing the 33-hotel Coast & Country portfolio sale. HVS, founded in 1980, offers global hospitality consulting services.

🏠 Safestay will sell its Edinburgh Cowgate hostel freehold for £5.35m with a 10-year franchise agreement starting December 1, 2025. Originally purchased in October 2023 for £4.3m, Safestay invested £1.2m in refurbishment. It reported £0.95m in revenue and £0.125m profit before tax by December 2024. The franchise will bring £75,000 annually plus fees. Safestay aims to reduce debt and improve financial stability amidst pricing pressures affecting 2025 revenue.

📈 JD Properties acquired the 102-key George Williams Hotel in Brisbane, Australia from YMCA Queensland for approximately AUD34 million. The hotel underwent AUD1.2 million in refurbishments. ???? In Hong Kong, the Tang Shing-bor family sold the 45-key Hotel Victoria Tsim Sha Tsui for HKD118 million, a 64% loss from its 2018 purchase. ???? AB Capital acquired two hotels in Osaka, Japan, to be rebranded under City Express by Marriott, expanding its portfolio to 11 assets. Renovations are due by 2026.

🏘️ Hunter Hotel Advisors facilitated the off-market sale of the 107-key Courtyard Amarillo Downtown on October 20, 2025, in Amarillo, Texas. The seller, an affiliate of Summit Hotel Properties, Inc., transferred ownership to Amarillo-based KAMP Hotels. The hotel, originally built in 1928 and converted in 2010, offers amenities like a business area, fitness center, and The Bistro. It’s located near key attractions and institutions like the Amarillo Civic Center and West Texas A&M University.

🏨 Broadway Park Hotel in Sandown, built in 1870 and featuring 106 bedrooms, is now part of Caledonian Leisure's portfolio as the Caledonian Island Hotel. Originally a family home, it has operated as a hotel since the early 1960s. This acquisition is part of a larger sale by Christie and Co, involving 33 Coast and Country Hotels with 2,664 bedrooms. David McDonald, Caledonian's finance director, expressed gratitude for acquiring their sixth hotel.

🏠 The Manor pub and hotel in Alconbury is for sale at £595,000. Owned by Brian and Julie Kitson for nearly 20 years, this Grade II listed building features seven en suite rooms and a beer garden. Located on Chapel Street, near the A1 and future Universal Studios in Bedford, it presents growth potential. Managed by Christie and Co, this 16th-century venue is popular for its Black Rock Grill, attracting both locals and visitors.

🏠 Marriott expands its EMEA branded residential portfolio, boosting its footprint by 23% in Europe and 59% in the Middle East and Africa since late 2023. With over 50 projects in 18 countries, nearly 20 new agreements were signed in 2025, half being standalone residences. Key projects include Marriott Residences in Budapest and Dubai Islands. Two-thirds of 2025 signings are luxury, with high demand in coastal and urban areas. Affini in Dubai sold out in a week.

🏨 Oberland and RealVantage acquired Manchester's Grade II-listed Heathcote Hotel, originally built in 1899, featuring a grand staircase and Jacobean-Baroque façade. Supported by Swiss Finance & Property Group, with legal and tax advice from Brodies and BDO, C1 Capital Partners will manage operations. Co-founders Andrew Dean and William Riordan see restoration potential and value creation. Earlier, they partnered on Glasgow's Arthouse Hotel acquisition.
